The project involved the construction of a new 5-story hotel building with 74 guest suites, a common dining area, a gymnasium, an indoor swimming pool, a parking lot, etc. The building frame is structural steel with brick and block exterior walls and a stucco finish. Other elements include elevators, laundry facilities, central heating system, audio and video capabilities in all rooms, etc.

RESPONSIBILITY:

Jois Construction Management provided Construction Management services on this project. Responsibilities included overall coordination with the owner, architect, trade contractors, and all associated public agencies.

During the Design Phase, Jois Construction Management worked closely with the architect, and performed constructability reviews, and prepared cost estimates during various design phases. The preconstruction phase included permitting, soliciting, and evaluating bids and selecting 15 different trade contractors.

Jois Construction Management monitored the project closely during the construction phase. Responsibilities included reviewing shop drawings, interpreting contract drawings and specifications, resolving various field issues, performing field inspection, preparing and updating the CPM schedule using Primavera, monitoring submittals, RFIs, change orders, etc., conducting progress meetings, approving contractor’s payment requests, conducting punch list inspection and project closeout.
